Victoria Real Estate Update - April 2012

The single family housing leads March 2012 housing market in Victoria.  Homes sales have risen 17% since last month, while the sixmonth average price is up 1% to $599,551.  the average price of a Greater Victoria single family home in March was %640,553 up from $579,985, but is affected by the sale of two homes over $4 million.  Compared to March 2011, active listings in this category are up 5% to 1,858, while sales are down 7%.

There were twentysix single family dwellings sold over $1 Million (4 over $2 Million).  Fourteen waterfront single family dwellings sold and just over three hundred non-waterfront single family dwellings sold during March.

Oak Bay topped the highest home sale so far this year priced between the $4,500,000. - $5 Million range. Next, Central Saanich and then the North Sannich area.  The least expensive home that sold in Victoria during March was just under $400,000.  Between the $400, - $500,000. range were eleven sales. Twelve between $500, - $600,000.  Fifteen between $6, - $700,000. Ten between $7, - $800,000.  Four sales between $8, - $1 Million and two between $1 - $2 Million.
